Vastu comes up in most Hyderabad purchases, and buyers often feel caught between family expectation and practical constraint. It helps to separate the principles with a physical basis from those that are purely conventional.

Principles with a physical rationale

North and east light. In the northern hemisphere, north-facing rooms get consistent indirect light without direct heat gain. East gets gentle morning sun. Both are genuinely pleasant in a Hyderabad climate, and this is why the preference exists.

Avoiding west-facing habitable rooms. Western walls absorb afternoon heat and radiate it into the evening. This is measurable, not superstition, and it drives cooling costs.

Kitchen in the south-east. Traditionally the fire corner. Practically, it keeps cooking heat away from bedrooms and works with prevailing wind for smoke clearance.

Open north-east, heavier south-west. Keeping the lighter, more open spaces to the north-east and the mass to the south-west has a thermal logic in a hot climate.

Principles that are conventional

Entrance direction, the placement of a mirror, the position of a staircase relative to the centre, and the treatment of the brahmasthan are matters of tradition rather than physics. They may matter enormously to your family, and that is a legitimate reason to weight them — but they are a different category from thermal performance.

The apartment problem

Vastu principles were developed for independent houses on their own plot. In an apartment you control the interior layout only. The building's orientation, the entrance position and the structural grid are fixed.

This means perfect vastu compliance in a flat is often impossible, and chasing it can lead you to reject a better home for a worse one.

A workable approach

Rank what matters. Most families find two or three principles matter most and the rest are preference. Establish that before you shortlist, not after you have fallen for a flat.

Weight the ones with a physical basis higher. You will feel the west-facing bedroom every May, regardless of belief.

Ask about remedies early. Many concerns have accepted mitigations. A consultation before you commit is cheaper than after.

The resale consideration

Whatever your own view, a significant proportion of the buyer pool in Hyderabad cares. A flat with an aspect that many buyers rule out has a thinner market when you sell. That is a commercial fact worth factoring in even if the principle itself does not move you.

Where should you be careful?

Be wary of anyone using vastu to justify a price premium on an otherwise ordinary flat, or to pressure a quick decision. It is a consideration among several, not a trump card.
